1. When will construction commence on Bridgwater Forest North Condominiums and when will the project be ready for occupancy? Construction is underway and first occupancies are slated for Winter 2012.
2. Who are the developer, designers and contractor for Bridgwater Forest North Condominiums? StreetSide Development Corporation, a division of the Qualico® Group of Companies is both the developer and the general contractor for this project. The design team consists of 701 Architecture Inc., Crosier Kilgour & Partners Ltd. (Structural Engineers), Williams Engineering Canada (Mechanical and Electrical Engineers), McGowan Russel (Landscape Architecture), AMEC (Geotechnical Engineer), and Stantec (Civil Engineer).
3. What kind of security is being provided at Bridgwater Forest North Condominiums? Access to the building will be via secure interphone located at the building entry. Closed circuit TV will monitor all building entry points including the lower level parkade. Deadbolts and peep holes will be installed in all suite entrance doors. All suites are pre-wired for suite security systems. Note however, that residents are responsible for the purchase and installation of their private, security systems. Programmable key fobs will be used to access the building entry and parkade.
4. What kind of fire protection is being provided at Bridgwater Forest North Condominiums? The building has a comprehensive fire alarm system and a full fire suppressing sprinkler system. Early detection, hard wired, in-suite, smoke and heat detectors are installed in each condo. Emergency exit lighting and emergency stairways are located at each end of the building.
5. Will there be a resident caretaker at Bridgwater Forest North Condominiums? Bridgwater Forest North will be professionally managed by Rancho Realty Services. An offsite manager will offset the costs associated with a resident caretaker.
6. What type of foundation and building structure is used to construct the Bridgwater Forest North Building? The building has a precast concrete pile foundation with the lower parking garage having concrete walls, ramp and floor. A concrete floor separates the parking level and the main floor level of the building. The 4 storey building is wood framed from the main floor to the roof. Silent floor joists are to be used for the floor systems and a double wall system dividing all adjacent units.
7. What materials will be used on the exterior of the building? The building will have a Typar® building wrap system. There are various exterior finishes including Stucco, fiber cement siding, and masonry. The wood framed balconies have a vinyl deck membrane. The fourth floor eves are coordinated to drain away from the balconies. Six foot high aluminum privacy screens with frosted glass separate joined suite balconies. Glazed aluminum railings enclose the balconies.
8. What level of soundproofing can be expected at Bridgwater Forest North Condominiums? All floor and wall soundproofing requirements are built to exceed the building code requirements. The walls between the suites are constructed of a double wood stud wall with insulation, and R12 sound batt in stud cavity. The floors have are constructed of Engineered Floor Joists R22 comfort batt insulation between floors, gypcrete floor topping, resilient channel, and 5/8" drywall. All hard surface flooring will be installed on underpad.
9. What is the heating system at Bridgwater Forest North Condominiums? Each suite will be equipped with its own single package heating and air conditioning unit housed in a sound insulated stud framed closet. Common areas and all fresh air for building will be heated and cooled by the geothermal system.
10. What is a Geothermal System? A ground water geothermal system heats and cools all fresh air in the building. The geothermal system consists of an open well system circulating water from the aquifer below site. This system will significantly reduce the costs of heating the cooling for the life of the building.
11. Is Bridgwater Forest North Condominiums equipped with an elevator? The building is equipped with four elevators for all three phases which also service the underground parking and are situated near the front entrances.
12. What are the Common Element Fees at Bridgwater Forest North Condominiums and what is included in the common element charge? The comment element "condo fee" will be based on your pro-rated share of the common element expenses of the building. The estimated condo fees are available upon request and may vary between suites. The condo fees will be economical because the building has been designed to be energy efficient and incorporates Power Smart design standards which will reduce the energy consumption of the building through the use of efficient mechanical and lighting systems as well as high quality windows. This design includes a geothermal system to heat and cool the common areas of the building. Please speak with one of our Sales Representatives for further information.
13. What do Common Element Fees Pay For? Common element costs include all "common elements" or shared costs including (but not limited to) maintenance, water, in-suite hydro, grounds keeping and landscaping, service contracts for elevators and safety equipment, professional management and janitorial costs, building insurance, (owners require separate condominium contents and betterments insurance), snow and garbage removal, lights, power and telephone in the common areas, in-suite and common area water and sewer, as well as replacement and maintenance reserve charges etc. Residents pay separately for telephone, cable TV, contents insurance, and property taxes.
14. What common area features will be provided at Bridgwater Forest North Condominiums and will I/we have to pay extra to use or reserve these spaces? The main floor will house an amenity space including a fitness room. The amenity space will have a billiards table, couch, and a 40" flat panel TV. The kitchenette in the amenity area will have cabinets, a fridge, dishwasher and microwave. The gym will have a treadmill, stationary bike, and free weights. Typically this space can be reserved at no extra charge; however management of the space and determination of costs and policies will ultimately be set collectively by the condominium owners.
15. What type of parking is provided? How many parking stalls can I have? One parking stall is included in the purchase price of your condominium. There will be a limited number of storage lockers available for purchase. There will also be a limited number of surface parking stalls available for purchase. Owners will have the option to purchase one or more parking stalls and or storage lockers as supply permits. Please contact one of our Sales Representatives for further information.
16. Are appliances included in my purchase price at Bridgwater Forest North Condominiums? Appliances are not included in the base purchase price but a package option of 6 appliances including a refrigerator with bottom freezer, a range with a ceramic cook top, an over the range microwave, a built in dishwasher plus a stacked washer, dryer and all required installations is available for purchase.
17. Do Bridgwater Forest North Condominiums come with balconies? All Bridgwater Forest condominiums are equipped with a balcony.
18. What are the advantages of a condominium and how does condominium ownership work? A condominium is a legal form of shared ownership, where the owner holds title to the individual apartment home, and a shared interest in the building and grounds common elements. A condominium allows for the financial benefits of ownership while leaving the chores of property upkeep and maintenance to professional property managers. Residents will purchase their condominium homes outright and pay a monthly "condo fee" to fund all shared common area expenses. Additionally, the condominium corporation will also save the individual owner money on longer-term upkeep of the building, such as roof maintenance, because the cost is shared by all residents.
19. As a unit owner will I have any part to play in the on-going operation and management of Bridgwater Forest North Condominiums? The project will be professionally managed by a Rancho Realty Services who will work directly for the Condominium Corporation Board of Directors. As a unit owner in the building, you have voting rights in your condominium corporation. An annual general meeting of all unit holders will be conducted to review the business of the corporation. You may participate in the management of the project to a greater extent, if you wish to stand for election to the Condominium Corporation's Board of Directors.
20. Have Rules and Regulations been established for residents of Bridgwater Forest North Condominiums? The rules and regulations will be described in detail in the project condominium documents and by-laws. Every condominium project has rules regulating the use of the common elements, balconies, improvements etc.
21. Can I purchase a condominium home at Bridgwater Forest North Condominiums and rent it until I am ready to occupy it myself? You may rent your condominium provided you comply with all rules and regulations of the condominium documents.
22. What type of insurance will I require with respect to my new condominium home at Bridgwater Forest North Condominiums? The condominium corporation will provide insurance for the overall building. Owners will require separate condominium unit owners insurance on their contents and any upgrades and improvements.
23. What are my real estate taxes likely to cost at Bridgwater Forest North Condominiums? The City of Winnipeg will not confirm property taxes; however the range is based upon residential house value similar to single family homes.
24. Is the GST included in the purchase price? The purchase price has been presented with both GST included and excluded for purposes of clarity, but all offers will include the net GST in the purchase price. The rebate is initially paid out by the builder and subsequently credited back to them.
25. Which Bridgwater Forest North Condominium homes are still available? Please call one of our sales representatives for the most up-to-date information on home availability.
26. Are Bridgwater Forest North Condominiums an age restricted condominium? The Bridgwater Forest condominiums were designed and are suitable for all ages and consequently there are no age restrictions. While visiting guests stay at the discretion of each individual owner, the rules will specify that guests cannot reside at Bridgwater Forest for periods exceeding 30 consecutive days without approval of the Condominium Board. Please see the condominium documents for more detailed information.
27. Is smoking allowed at Bridgwater Forest North Condominiums? In accordance with provincial by-laws, smoking is not permitted in any of the common areas.
28. Are pets allowed at Bridgwater Forest North Condominiums? The project by-laws and declaration will describe the rules in detail; however owners are allowed up to two cats at Bridgwater Forest. Dogs are not permitted. All pets must be registered with the board.
29. How will I dispose of my garbage and recycling at Bridgwater Forest North Condominiums? There will be outdoor garbage and recycling areas that are to be accessible at all times.
30. What type of roof will the building have? Bridgwater Forest North has a sloped truss shingled roof.
31. What kinds of windows are being used? The windows will be vinyl triple pane, argon gas filled, and have a Low-E coating. Windows will meet a Power Smart standard U-Value between 1.41 and 1.70. Balcony doors are dual glazed, argon gas filled and a Low-E coating.
32. Can I choose the paint colours for my unit? The unit interiors at Bridgwater Forest will be painted in a standard neutral colour. Walls are coated 2 times (1 prime coat and 1 finish coat of acrylic latex) and trim and interior doors are finished with surface primer and 1 coat of semi-gloss finish. Paint colour options are available within option packages and are available as a custom upgrade upon request. All paint colour options are only available in a 3 coat system.
