Schedule "E" Specifications

Superstructure and Building Shell

  • Building to meet Commercial Power Smart design standards which is 25% more efficient than a building constructed to the minimum MNECB 1997 requirements. The Model National Energy Code of Canada for Buildings (MNECB 1997) is the minimum guideline for the design and construction of all buildings in Canada.
  • Pre-cast concrete pile foundation.
  • Parking garage lower level to have concrete walls, ramp and floor.
  • Concrete slab between parking and main floor level.
  • Wood frame building structure from main floor to roof.
  • Engineered floor joists for 2nd, 3rd and 4th floors.
  • Gypcrete floor underlayment on 2nd, 3rd and 4th floors.
  • Sloped truss roof.
  • Minimum of R-20 insulation for exterior walls.
  • Wood framed balconies with a vinyl deck membrane. Underside of balcony to be covered with a perforated soffit to provide ventilation.
  • Weather resistant building wrap system.
  • Wood stairs and landings with steel rails in stairways.

Exterior Finishes

  • Stucco, stone veneer, and coloured fibre cement siding.
  • 4” thick brick and limestone masonry.
  • Aluminum railings with pickets on balconies.
  • Six foot high aluminum framed privacy screen with frosted glass between suites balconies.

Windows

  • Vinyl windows to be triple pane with argon gas fill, have a Low-E coating, and meet a Power Smart standard U-value less than 1.40.
  • Balcony doors are dual glazed with argon gas fill and a Low-E coating and exterior aluminium cladding.
  • 3-season balcony enclosures will not be permitted on this building.

Sound Proofing

  • Walls between suites are constructed of a double wood stud wall with insulation and a layer of drywall on each side.
  • Floors are constructed of engineered floor joists with mineral wool insulation between floors, gypcrete floor topping, and drywall ceilings.

Electrical Systems

  • Decora light switches throughout suites.
  • Designer light fixture package.
  • Fluorescent under cabinet lighting available as an option.
  • Pre-wired Cable TV and Telephone available for MTS and Shaw. Combination Phone/TV jacks located in each bedroom, den and Living room.
  • Common area light fixtures to meet Power Smart requirements.

Mechanical Systems

  • Pressurized and air conditioned corridors.
  • Individual heating and cooling units in each suite.
  • Brushed chrome fixtures throughout.
  • Mechanical kitchen and bathroom exhausted to the exterior.
  • Each suite contains an electric 40 gallon hot water tank. Hot water tanks are equipped with drain pans.
  • Floor drain in suite mechanical rooms.
  • Heated underground parking with carbon monoxide sensors.

Geothermal System

  • Ground water geothermal system for heating and cooling all fresh air into the building. The geothermal system consists of an open well system circulating water from the aquifer below site. This system will significantly reduce the costs of heating the cooling for the life of the building.

Elevators

  • Passenger elevators are located close to the front entry in Phase 1 and 3 with emergency call feature.
  • Protection pads for elevator are provided.

Common Areas

  • Floor tile at the entry area and in elevator.
  • Commercial grade carpet with carpet base.
  • Mail boxes serviced by Canada Post at entry of Phase 1 and 3.

Amenities

  • Lobby area at main entry with 2 chairs and 1 coffee table.
  • Fitness gym with treadmill, stationary bike, weight bench, and dumbbells.
  • One 40” flat panel TV in lounge area.
  • Kitchenette in lounge area with cabinets, fridge, dishwasher, and microwave.

Suite Interior Finishes

  • White 2 ¼” contemporary baseboards and casings with semi gloss finish.
  • Fire-rated flat panel painted suite entry doors.
  • Flat panel painted doors within suite.
  • Insulated metal clad balcony door(s) with full height insulated glass.
  • Lever brushed chrome door hardware throughout.
  • Privacy locks to master bedroom and all bathrooms.
  • The ceilings will be flat painted finish.
  • 8 foot floor to ceiling heights with dropped bulkheads
  • Interior walls painted with primer coat and one finish coat of acrylic latex in standard neutral colour. Paint upgrades available.

Fire Protection

  • Comprehensive fire alarm system includes full fire suppressing sprinkler system for all areas of the building.
  • Early detection, hard wired in-suite smoke and heat detectors.
  • Emergency exit lighting and emergency stairways at each end of the building.

Security

  • Secure lobby with access controlled digital interphone.
  • Closed circuit TV monitoring provided at all building entry points.
